Yesterday (17 December), I had the honour of sharing my humble 2-cents worth about REITs in an online event organised by AlphaInvest (many thanks to Shanison and Nigel for the invite, and also to Jack and Ivan for the assist!)

During my 30+ minute presentation, I shared about the following topics:  

  • Reflecting on the Last 5 Years for REITs: A brief overview of the challenging period REITs faced, followed by a look at how the sector has recovered and transformed in recent times.
  • Tailwinds and Headwinds for 2026: An exploration of the 4 key tailwinds propelling the REIT sector forward, alongside the challenges it may face in the year 2026.
  • Key Metrics for Investment Decisions: A breakdown of the essential metrics I use to assess whether a REIT makes it onto my ‘investment watchlist’ and eventually becomes part of my portfolio.
  • Case Studies on SGX-Listed REITs and Business Trusts: An analysis of 4 prominent REITs and business trusts listed on the Singapore Exchange (CapitaLand India Trust, Mapletree Industrial Trust, Mapletree Logistics Trust, and Frasers Centrepoint Trust), addressing common investor concerns.
  • Distribution Trends and Unit Price Movements: A post series I launched in June and concluded in mid-December, where I analysed the distribution payout trends and unit price fluctuations of REITs and business trusts over the past 5 years.

Additionally, during the Q&A session, I addressed pressing questions on topics such as Keppel REIT’s recent DPU-dilutive acquisition of an additional one-third stake in MBFC Tower 3, whether NTT DC REIT’s current unit price presents a good investment opportunity, and more.
