One of the most common frustrations I hear from REIT investors is this:

“How do I stay updated on a REIT’s latest quarterly performance without spending hours digging through reports?”

While most investors pay attention to a REIT’s distribution yield and unit price, some of the most important indicators of a REIT’s long-term health lie beneath the surface.

I’m referring to metrics such as:

✔️ Interest coverage ratio

These statistics provide valuable clues about a REIT’s future performance. For example, a declining occupancy trend could signal weaker rental income and distribution payout to unitholders ahead, while a deteriorating debt profile could be an early warning sign of financial stress.

The problem?

Unlike revenue, earnings, or distribution payout figures, these statistics are not readily available on conventional stock screeners.

To obtain them, investors have to manually sift through quarterly business updates and financial reports, extract the relevant figures, and compile them into spreadsheets for tracking and analysis.

And if you follow more than a handful of REITs, this process can quickly become overwhelming.


Why Most Investors Eventually Give Up

Many REIT investors are full-time working professionals.

After a long day at work, the last thing most people want to do is spend their evening poring over lengthy reports and manually updating spreadsheets.

Even for those willing to put in the effort, mistakes happen.
