Brief Overview:

CapitaLand Ascendas REIT (SGX: A17U), or CLAR, is Singapore’s first and largest listed business space and industrial REIT. The REIT focuses on a diversified portfolio of properties across 3 key segments (Business Space and Life Sciences, Industrial and Data Centres, as well as Logistics) located mainly in developed markets, with Singapore being its core market.

As at 30 June 2026, CLAR’s portfolio comprises 234 properties across Singapore, Australia, the United States, the United Kingdom/Europe, and Japan.

The REIT serves a diversified tenant base of more than 1,800 multinational corporations and local companies across various industries. Its notable tenants include Sea Group, DSO National Laboratories, DHL, Stripe, Entserve UK, Seagate Singapore, DBS Bank, and Citibank.

Portfolio Occupancy Profile (2Q FY2026 vs. 3Q FY2026):

2Q FY20263Q FY2026
Portfolio Occupancy (%)89.1%90.1%
Portfolio WALE (by Gross Revenue – years)4.0 years4.1 years
Rental Reversion (%)+5.2%+9.9%

It is encouraging to see CLAR’s portfolio occupancy recover after declining for 5 consecutive quarters from its peak of 91.8% in 2Q FY2025, reaching 90.1% in 3Q FY2026, as shown below:

91.8% (2Q FY2025) → 91.3% (3Q FY2025) → 90.9% (4Q FY2025) → 90.5% (1Q FY2026) → 89.1% (2Q FY2026) → 90.1% (3Q FY2026)

The improvement was driven by higher occupancy rates across several geographical markets, including Singapore (from 90.1% to 90.9%), the United States (from 80.9% to 82.3%), and the United Kingdom/Europe (from 93.1% to 96.3%). Meanwhile, occupancy in Australia and Japan remained stable at 91.1% and 100.0%, respectively.

CLAR also has a well-staggered lease expiry profile, with just 6.6% of leases due for renewal in the remaining quarter of FY2026. Over the next 3 financial years (FY2027 to FY2029), an average of 17.2% of leases will come up for renewal annually, while the remaining 41.7% will only expire in FY2030 or later. This staggered schedule helps mitigate the risk of a significant concentration of lease renewals in any single year.

Additionally, CLAR achieved positive rental reversions across all geographical markets for new and/or renewed leases, ranging from +6.4% in the United States to +32.5% in Australia. These favourable rental reversions should support rental income growth and contribute positively to the REIT’s financial performance in the coming quarters.

Debt Profile (2Q FY2026 vs. 3Q FY2026):

2Q FY20263Q FY2026
Aggregate Leverage (%)39.7%41.8%
Interest Coverage Ratio (times)3.5x3.4x
Average Cost of Debt (%)3.5%3.4%
Average Term to Debt Maturity (years)2.5 years2.6 years
% of Borrowings Hedged at Fixed Rates (%)70.1%70.1%

CLAR’s aggregate leverage increased by 2.1 percentage points quarter-on-quarter to 41.8%, which I consider to be on the high side. This was primarily driven by higher borrowings to fund acquisitions. Nevertheless, the ratio is expected to improve as the REIT continues to optimise its portfolio, with proceeds from divestments used to repay existing debt facilities.

Meanwhile, the other key metrics remained largely unchanged.

In terms of debt maturities, 22% of CLAR’s borrowings are due for refinancing in the final quarter of FY2026, which is a rather high proportion in the near term. Beyond that, the debt maturity profile is reasonably well staggered, with an average of approximately 13% of borrowings due for refinancing annually between FY2027 and FY2031. The remaining 14% of borrowings will only mature in FY2032 or later, helping to spread out refinancing requirements over the longer term.

Closing Thoughts

If you have been following my quarterly reviews of CLAR, you would know that I have been concerned about the REIT’s declining portfolio occupancy rate in recent quarters. After peaking at 91.8% in 2Q FY2025, occupancy fell for 5 consecutive quarters to a low of 89.1% in 2Q FY2026. Encouragingly, this downward trend has now reversed, with portfolio occupancy recovering by 1.0 percentage point quarter-on-quarter to 90.1% in 3Q FY2026.

Looking at occupancy across its geographical markets, the United States remains the only market with an occupancy rate below 90%, at 82.3%, while the other markets have maintained occupancy rates of at least 90%. Furthermore, CLAR continued to achieve positive rental reversions for new and/or renewed leases during the quarter, which should help support rental income growth.

On the debt front, CLAR’s aggregate leverage has risen to 41.8%, largely due to higher borrowings to fund acquisitions. That said, the ratio is expected to improve in the coming quarters as proceeds from portfolio divestments are channelled towards debt repayment. I will continue to keep a close eye on its leverage position in the quarters ahead.

Finally, as CLAR adopts a half-yearly distribution payout policy, no distribution was declared for the quarter under review.
